Elberton is a private Western Australian property development and  project management business founded and operated by licensed property valuer Mr. Charlie Ball. Elberton is based in Subiaco, Western Australia and targets sites within 15 km of the Perth CBD. Elberton focus on infill development opportunities within established areas.

Elberton specialises in developments including architecturally designed residential apartments and mixed use developments with the emphasis on lifestyle, good design, security and privacy.

Elberton syndicates are governed by a wholesale Australian Financial Services Licence (AFSL) giving our investors security & access to a wider range of property investments

liawa 2016 Award Winner

The Quarry Cottesloe is the 2016 winner in the Contractor Commercial/Civic up to $500,000 category is the public space and amenities. Mitchell Hart, Landscape Architect and Commercial Design Manager for Tim Davies Landscaping (TDL) said “the sites location positioned the development in somewhat of a sensitive environment given its proximity to existing properties in the locality. TDL were briefed to design a landscape that echoed a similar character to that of the existing surroundings so as to blend seamlessly within the context.”

Charles (Charlie) Ball

B.Comm (Property) Licensed Property Valuer

Managing Director – Elberton Property

Charlie began his property career after graduating from Curtin University with a Bachelor of Commerce majoring in Property in 1996. Charlie then worked as a licenced Valuer at Ray White Valuers and Glendinning Valuers for a period of just over 6 years. During this time Charlie gained experience in various asset classes including Residential, Industrial, CBD and suburban office and residential subdivisions.

In 2002 Charlie accepted a role as a Director of the Coolbardie Group, a privately owned agri-food and investment company, overseeing the companies property investment and development arm. Assets included Rural, Residential, Commercial and Industrial property interests. Roles included property acquisition and development, feasibility modelling, preparation of regular financial reports for project funding requirements, management of project consultant teams and co-ordination of sales & marketing execution.

In 2007 Charlie founded Elberton Developments Pty Ltd which invests in and develops boutique sites in the metro and North West of WA, focusing on residential and commercial opportunities.

Rosie Dixon


Project Manager – Elberton Property

Rosie commenced her career in the building industry in 1987 with Fletcher Construction (NZ) working as an Estimator and Contracts Administrator. In 1996 Rosie moved to Melbourne and joined Abigroup. Whilst working for Abigroup Rosie was involved in estimating, contracts administration and design management of commercial developments, high rise apartments and refurbishment projects.

In 2010 Rosie accepted a role as Project Manager with Elberton, rejoining the workforce full time after taking time to raise her two daughters.

Since joining Elberton Rosie has been involved in the delivery of The Quarry and Queens Park Estate of which have been competed on time and under budget.

Carrie Brett

Administration Manager – Elberton Property

Carrie oversees the administration operations of the business and is responsible for record keeping, accounts management and office procedure.

Carrie ensures that there is effective information flow and that resources are employed efficiently throughout a business.

Carrie is organised and detail-orientated with good analytical skills to run day-to-day operations of Elberton.

Jonathan (Jonny) Sheldrick


Special Projects Manager – Elberton Property

Jonny commenced his professional career whilst completing his Commerce degree in 2003. What started out as a work experience internship of six weeks at within Multiplex’s Development division extended to 3 years of employment working as an Assistant Development Manager on the Raffles Waterfront Project. During this period Jonny was exposed general management of large-scale projects and carried out roles including due diligence, ongoing management of project costs, preparation of detailed monthly board reports which detailed current status of project, risk analysis and formulation of mitigation strategies.

In 2006 Jonny transferred to Clough Limited’s property development division in Victoria briefly before being brought back to Western Australia to assist in the delivery of the Claremont Saint Quentins project being undertaken in joint-venture between Clough and Grant Samuel.

Shortly after Clough Limited Jonny joined Ibex Capital.  One of its projects included the delivery of a complex tourism project within Busselton – one of Western Australia’s best known holiday destinations.

In 2011 Jonny set up his own consulting services company which has allowed him to provide his project management skill set to a series of property development companies. Since establishing this business Jonny has set about delivering multi-faceted projects within Newman & Carnarvon for Outback Travel Centres and more recently has an exclusive contract to deliver ongoing projects for Elberton Property.


Elberton supports the Community

Elberton actively supports a number of charities and organisations such as Youth Focus, the Royal Flying Doctor, Interplast and the Rotary Club of Osborne Park.

Youth Focus aims to put a stop to youth suicide! Elberton is an annual supporter of Youth Focus

Youth Focus is an independent not for profit organisation that supports approximately 2,500  vulnerable young people in Western Australia by offering a range of mental health services.
